Overview:

The Senior Facilities Technician (Technician) will be directly responsible for performing HVAC (heating, ventilation, air conditioning) equipment maintenance and repairs within the GHI Redwood City campus at the direction of the Facilities Operations and Maintenance Manager. The Technician will perform inspections, adjustments, preventive and corrective maintenance to ensure constant and reliable performance of related equipment. The Technician will fulfill service requests, provide customer service while ensuring that required maintenance related documentation are completed. The Technician will troubleshoot failed equipment, identify issues, trends, provide solutions, and recommend action plans to the Facility Operations and Maintenance Team. The Technician will provide input on projects, moves, system upgrades, and operations to internal teams and will provide supervision to and monitor the work of external service providers.


RESPONSIBILITIES / DUTIES:
· Technician will service as the primary POC (point of contact) and SME (subject matter expert) for all RWC camps HVAC and related equipment. The technician will be responsible for responding to work orders, troubleshooting, and providing preventive and corrective maintenance on the facility mechanical (HVAC) equipment with primary emphasis on critical equipment serving laboratory and operations space.
· Technician will assist with and often serve as a lead mechanic in performing preventive and corrective maintenance of other RWC campus systems including electrical, CDA, vacuum, DI/RO, hot water boilers, VFD, BMS controls and associated equipment and systems while ensuring constant and reliable equipment performance with emphasis on critical equipment serving laboratory and operations space.
· Ensure preventive maintenance tasks are completed on schedule and accurately documented.
· Recommends and document measures to improve maintenance methods and equipment performance.
· Review vendor proposals and provide recommendations for best solution.
· Routinely perform equipment evaluations to identify potential equipment failure. Identify opportunities to improve system reliability, efficiency and promote energy savings.
· Manage and coordinate vendor visits for preventive maintenance, corrective repairs and system upgrade activities. Inspect and commission the work of vendors and contractors.
· Provides instructions, mentors, and trains Facilities personnel on systems' operation, troubleshooting, and repairs.
· Establish and maintain inventory of tools, parts, and supplies.
· Identify and correct safety-related issues, ensure that proper safety procedures and practices are adhered to by all maintenance staff, vendors, suppliers, contractors and other persons who may be in proximity of work performed.
· Participate in equipment and furniture moves, set-ups, reconfigurations, and installations for all space on the Redwood City campus.
· Respond to and provide emergency maintenance during normal and off hour times on an as needed basis.
· Other duties as assigned.
